Your rental license & lead certificate

Howard County requires non-owner-occupied rentals to be licensed, and Maryland requires lead-paint registration and a passing inspection for pre-1978 homes. We pull the license, schedule the inspection, and keep the renewals on calendar.

Maryland landlord law, in plain terms

The rules that decide whether you keep your deposit penalties at zero.

Security deposits. Under Md. Code, Real Property §8-203, a landlord may not collect more than one month’s rent as a security deposit and must return it (with any interest owed) within 45 days of the tenancy ending, along with an itemized list of deductions. Miss the window and you can owe up to three times the deposit.

Lease terms. Real Property §8-208 bans certain lease provisions outright and requires specific disclosures. A template pulled off the internet routinely violates it — which is exactly the kind of thing we keep out of your lease.

Nonpayment of rent. Failure-to-pay-rent actions run through Real Property §8-401and the District Court. We handle the notices and filings correctly so a bad month doesn’t turn into a lost case.

Local licensing. Requirements vary by jurisdiction: Montgomery County, Prince George’s County, Howard County, Anne Arundel County and Baltimore County each license non-owner-occupied rentals differently. As your property manager we register the property in the right county and keep every renewal and inspection current.
