Why owners hand us the keys.
A vacant rental bleeds money every day
Every empty month is rent you never get back — plus utilities, lawn care, and the risk a self-listed unit attracts the wrong tenant. Most owners under-price, over-wait, and screen on gut feel.
A managed fill-lease-manage system
We price to the live Howard County market, syndicate everywhere renters look, run credit + income + eviction screening, and put a §8-208 compliant lease in place. Then we run rent, repairs, and renewals on autopilot.
Leased, paid, and off your plate
Your unit goes from VACANT to LEASED in weeks, not months. Rent hits your account on a predictable monthly schedule and you stop being on call. You own the asset; we run the operation.
The math of letting us run it.
Figures are typical Howard County outcomes and will vary by property, condition, and price point.
Three things we file for you.
Your rental license & lead certificate
Howard County requires non-owner-occupied rentals to be licensed, and Maryland requires lead-paint registration and a passing inspection for pre-1978 homes. We pull the license, schedule the inspection, and keep the renewals on calendar.
A compliant lease & security deposit
We write a Maryland Real Property §8-208 lease, collect a security deposit within the legal one-month cap (§8-203), hold it correctly, and return it on time with the required statement so you never face a penalty.
Your owner statement & year-end 1099
Every month you get an itemized owner statement; at tax time you get a clean year-end summary and the 1099 paperwork — so your accountant gets numbers, not a shoebox.
The rules that decide whether you keep your deposit penalties at zero.
Security deposits. Under Md. Code, Real Property §8-203, a landlord may not collect more than one month’s rent as a security deposit and must return it (with any interest owed) within 45 days of the tenancy ending, along with an itemized list of deductions. Miss the window and you can owe up to three times the deposit.
Lease terms. Real Property §8-208 bans certain lease provisions outright and requires specific disclosures. A template pulled off the internet routinely violates it — which is exactly the kind of thing we keep out of your lease.
Nonpayment of rent. Failure-to-pay-rent actions run through Real Property §8-401and the District Court. We handle the notices and filings correctly so a bad month doesn’t turn into a lost case.
Local licensing. Requirements vary by jurisdiction: Montgomery County, Prince George’s County, Howard County, Anne Arundel County and Baltimore County each license non-owner-occupied rentals differently. As your property manager we register the property in the right county and keep every renewal and inspection current.

From vacant and stressful to leased and quiet.
Fill. Lease. Manage.
Fill
We price to the live market, photograph the unit, syndicate the listing, and screen every applicant on credit, income, rental history, and eviction record.
Lease
We put a Maryland-compliant lease in place, collect the legal security deposit, run the move-in inspection, and hand over keys to a qualified tenant.
Manage
We collect rent monthly, coordinate vetted maintenance, handle renewals and notices, and send you an itemized statement — month after month.
One monthly fee. No surprises.
We charge a flat 8% of the monthly rent, billed monthly and only while the property is actually leased. There is no management fee during a vacancy and no leasing fee until we put a paying tenant in place. Curious how that compares to the rest of the market? See our Howard County management cost guide.
